Descripción del Trabajo
We are seeking an experienced and dedicated Strata Manager to join our growing property management team in Barcelona. This pivotal role requires an individual with a strong understanding of property management principles, excellent interpersonal skills, and a high level of proficiency in English to manage a portfolio of residential and commercial strata properties. The successful candidate will be responsible for overseeing the daily operations, financial management, and community relations for various properties, ensuring compliance with local regulations and delivering exceptional service to our clients and residents.
Responsabilidades Clave
- Manage a diverse portfolio of strata properties, including residential and commercial units, ensuring smooth operations.
- Act as the primary point of contact for property owners, residents, and various stakeholders, addressing inquiries and resolving issues promptly.
- Oversee financial management for properties, including budget preparation, expense control, invoice processing, and arrears management.
- Coordinate and manage maintenance and repair works, including sourcing contractors, obtaining quotes, and supervising project completion.
- Ensure strict compliance with all relevant strata laws, regulations, and company policies in Spain.
- Facilitate and attend annual general meetings (AGMs) and executive committee meetings, preparing minutes and following up on action items.
- Develop and maintain positive relationships with property owners, executive committees, and service providers.
- Handle all administrative tasks related to strata management, including record-keeping and correspondence.
Habilidades Requeridas
- Minimum of 3 years of experience in strata management or a similar property management role.
- Fluent in English, both written and verbal (essential for client communication).
- Strong understanding of Spanish property laws and strata regulations.
- Excellent communication, negotiation, and conflict resolution skills.
- Proficiency in property management software and Microsoft Office Suite.
- Proven ability to manage budgets and financial records effectively.
- Exceptional organizational and time management abilities.
Cualificaciones Preferidas
- Bachelor's degree in Real Estate, Business Administration, or a related field.
- Certification or license in property or strata management (if applicable in Spain).
- Proficiency in Spanish or Catalan is a plus.
- Experience with a diverse portfolio of luxury or large-scale properties.
